About Our Rental Contracts

Do we have to know a Club member /owner to rent here?

While you do not need to know a Club member to rent within JI, you will need to be sponsored by a JI member if you desire access to the Club amenities. If you're interested in property ownership, our sales executives can assist at John's Island Real Estate Company.

How much notice is required to obtain prime rentals?

For renting at peak season, November 1 through April 30: 4-6 months advanced planning is recommended.

What is your Cancellation policy?
  • If cancelling more than 120 days from check-in, the deposit is fully refundable but a $250 cancellation fee will apply
  • If cancelling less than 120 days but more than 60 days, prior to arrival 50% of the deposit shall be refunded
  • If cancelling 60, but more than 30 days prior to arrival there is no refunds on deposit
  • If cancelling 30 days or less, or leaving prior to lease departure date, Leasee will be charged the entire rental amount 
  • If Lease dates fall on, or a week before, or a week after a major US Holiday such as: Thanksgiving, Christmas, New Years or Easter there shall be no refunds

We understand life is unpredictable and HIGHLY RECOMMEND purchasing Travel Insurance offered by a third party to secure your vacation investment and eliminate your financial risk.

Are there minimum rental periods?

The minimums vary based on the property type.

If I cancel my rental, do I lose my deposit?

Terms are provided in each lease contract.

What time is check-in?

 4:00 p.m. or after 

How are payments handled?

Visa, Mastercard, Western Union Wiring / Direct Deposit or U.S. check

Are pets allowed?

Pet policies are being reviewed. Some properties specifically prohibit pets, and others require specific requests to consider. When allowed, additional cleaning at the expense of the rental guest is required upon departure. 


About John's Island's Amenities

How do we access the Beach Club, Fitness Club, Golf Courses, Tennis, Pickleball and Squash?

Three Club member sponsors are required. Charges are $35 for initial set-up, $100 per day in season and $65 per day off season plus all actual usage at member rates.

If we want to rent bikes, paddle boards, kayaks, beach toys, cribs, etc. who do we call?

Orchid Island Rentals: bikes, canoes, kayaks and more.

Got-a-Guest: cribs, high-chairs, beach toys and more.


John's Island Club Services 

Are towels provided?

Yes

Are cabanas available?

No, but umbrellas are available at no charge.

Is there a beach chair set-up service?

Yes

Is there child care available?

Yes, we have a list of baby sitters. Please contact your Rental Services coordinator for more information. 

Kids pool vs. adult?

There are two pools at the Beach Club, including a kiddie pool.

Is there a Fitness Center?  

Yes, the Fitness Center is located at the northwest entrance the Main Clubhouse.

Are there Trainers on site?

Yes, all guests will be charged at member rates.

Can I arrange a Massage?

Yes, all guests will be charged at member rates.

Can I arrange Tennis, Pickleball or Squash court time?  

Yes, all guests will be charged at member rates.

Can I sign up for private lessons?

Yes, all guests will be charged at member rates.

Surfing/kite board/sailing lessons?

Yes, please check in at the Beach Club.

Is there a boat ramp if we bring our boat?

No, but we can direct you to the public ramps and marinas. Vero Beach Municipal Marina: 772.231.2819  

What are the organized activities in which rental guests can participate?

A monthly calendar of events is provided by the Club with a Guest Membership.      

Are there children's programs?

Yes

Do units have washer/dryers?

Most units have washer/dryers, however in the Island House some units do not. A central laundry is accessible. Complete Cleaning, Inc. also provides pick up and return laundry services.

How do we look at available properties for sale while visiting?

A Johns Island Real Estate Company Sales Executive is assigned to each rental guest, and can accommodate guest schedules to arrange home tours.
